Newsletters
Integrity First can provide your Association with a community newsletter. Our newsletters are unique to each of our many Associations, and they can be delivered by US postal, email or delivered straight to the Homeowners door. OurAssociations choose the content, and Integrity First Property Management does the rest!
Website Interface
Our website interface is available to all associations and provides the associations and homeowners a multitude of cost saving benefits such as:
* Real-time access to complete client data
This allows our Homeowners the capability of updating their personal information via online access. No trips to the office, no bothersome phonecalls, no wasted time (however, if you prefer phonecalls, we are happy to hear from you!)
* Payment options
Not only can our clients sign up for automatic payment of their assessments, they can also pay any fees or dues online as well. Our Homeowners can look up, view, and print their entire account history if there is a question regarding their current account balance, etc.
* Compliance Issues
Our clients will have the ability to view any compliance issues relating to their homes via online access (Possibly including photos of any compliance violations). This will include detailed information about any violations, and the appropriate actions items associated with them.
* Property Events Calendar
Our Homeownerscan display their own event information by using our uniquecalendar functions. In this manner, we help our properties communicate more effectively by keeping them up-to-date with all of thier community events.
Integrity First Property Management strives to meet the individual needs of each Association we manage, and our customized proposals are based on these needs. However, each of our Associations can always expect the following when working with Integrity First Property Management:
Financial management
* Maintain full and accurate records of Association Funds and Expenses. Prepare monthly financial statements consisting of a balance sheet, income/expense statement, general ledger, check register, bank reconciliation, and comparative income statement.
* Receive, review and pay all approved association bills.
* Maintain and reconcile a checking account for the Association in a banking institution insured by the Federal Deposit Insurance Incorporation (FDIC).
* Maintain reserve funds as directed by the Board.
* Provide information related to annual federal and state tax returns to the Board or its appointed accountant.
* Request, demand, collect, and receive any and all assessments or fees which may at any time be or become due to the Association. Based on the Associations collection policy, we will institute action on behalf of the Association for the collection of delinquent assessments or fees owed to the Association.
* Prepare a draft annual operating budget for Board of Directors approval.
Administration
* Establish an open line of communication with all homeowners, residents, and Board members to resolve issues, questions, or concerns related to Association business. Any concerns will be handled in a quick, efficient and business like manner.
* Establish and maintain a current data base on all homeowners.
* Prepare title company disclosure statements, and all other legally required documents associated with the transfer of property ownership.
* Ensure Association compliance with all current state legislative laws with regards to community associations.
* Prepare, copy and mail all correspondence, notices and other required Association documents.
* Assist in coordinating and attend general membership meetings including the annual meeting.
* Prepare and mail notices, ballots and agendas as required by the Association.
* Visit the Association on a weekly basis (or as needed) to ensure CC&R compliance.
* Enforce violations of the Associations Declaration and initiate legal action when necessary to obtain compliance and resolve any such violations.
* Bid, prepare, coordinate and negotiate contracts on behalf of the Association.
* Act as liaison for the Association and all vendors. Ensure that all requested work is scheduled and completed in a timely and efficient manner as expected.
* Assist the Association in obtaining insurance coverage, as well as the processing of insurance claims.
Karen Benson, CMCA, Principal
Karen brings 27 years of experience, 22 of them as Assistant Executive Director of one of the largest planned communities in Arizona. Karen initially started as a computer programmer and designed the software that was used by the Association up until a couple of years ago. Karen has earned the professional designation of Certified Manager of Community Associations (CMCA) through Community Associations Institute (CAI) and served on CAI's Legislative Action Committee for several years. She is a graduate of Class XIX for Scottsdale Leadership, an organization that develops the future leaders of tomorrow. Karen continues to seek higher education as an active member of Community Associations Institute (CAI), Arizona Association of Community Managers (AACM) and Scottsdale Community of Homeowners' Associations (SCOHA). IFPM will be assured that Karen will provide knowledge, experience and integrity to any community association. Karen is preparing to receive her Certified Arizona Association Manager (CAAM) accreditation through Arizona Association of Community Managers (AACM) and Association Management Specialist (AMS) through CAI.
Jaime Uhrich, Principal
Jaime has worked in Property Management for the last 15 years currently serving as Assistant Executive Director to one of the largest Master Planned Communities in Arizona. Over the years her duties have included Violations Assistant, Accounts Payable Clerk, Accounts Receivable Clerk, Human Resources, Maintenance Assistant and various others. Her ability to work with homeowners on complex issues with patience and professionalism made her an asset to her Association Board Members. Jaime obtained degrees in both Accounting and Business Administration as well as earned the professional designation of Certified Manager of Community Associations (CMCA) through Community Associations Institute (CAI). Jaime continues to further her career as an active member of CAI and Arizona Association of Community Managers (AACM). Jaime currently serves on the Scottsdale Community of Homeowners' Associations (SCOHA) Board of Directors and is preparing to receive her Certified Arizona Association Manager (CAAM) accreditation through AACM as well as Association Management Specialist (AMS) through CAI.
Gretchen Rotella, Principal
Gretchen brings different skill sets to the company, coming from a marketing background. Prior to her career in property management, Gretchen helped to build an Arizona investment company from the ground up into a multi-million dollar powerhouse, serving as its Vice-President of Operations. This provided Gretchen with a thorough background in financial management, as well as communication skills, which she constantly leverages for IFPM. Gretchen has earned the professional designation of Certified Manager of Community Associations (CMCA) through Community Associations Institute (CAI) and continues to seek additional education as an active member of CAI and Arizona Association of Community Managers (AACM). Gretchen is preparing to receive her Certified Arizona Association Manager (CAAM) accreditation through AACM as well as Association Management Specialist (AMS) through CAI.
